A landlord report is a safety duty with real weight. We book the visit around tenants, work through the schedule of tests, and write the findings with named problems, recommendations and photographs - the kind of report that survives being handed to a solicitor.
After the Report

Reports come one of two ways: a clean schedule with minor observations, or a list that needs correcting before the next letting. Either way, our charge points to where the next pound would be spent, whether we carry that work or another electrician does.
Get the report before the next tenancy.
Send the property records, and a visit date goes out. If a correction job is needed, that is priced separately once the report says what matters.
